Tenant-Based Properties

BlueFrog has experience of cleaning several different types of tenant based locations. Each type brings its own unique challenges and always involves a wide base of tenants creating an uncertain environment for our cleaning teams. To deal with these levels of uncertainty, we provide our teams with training on what processes to follow, how to perform cleaning activities on different surface types across the breadth of accommodation types and most importantly, how to communicate with and respond to tenants. Included in this brief, is our watching eye to seek out and report any unsavoury activities, and safeguarding concerns, as well as any building issues requiring attention.

General Needs Common Ways

Areas requiring consistent, frequent, repetitive cleaning to maintain clean and safe access to and from shared accommodation sites. These locations vary in size, design, layout and complexity requiring a detailed knowledge of each location to provide the appropriate cleaning process relevant for each location. Our cleaning schedule will include all the areas requiring attention; entrance doors and frames, access canopies, internal partitions, flooring, stairwells, elevators, chair lifts, balustrades, windows, walls, ceilings, light fittings, cycle racks, bin stores.

We take into account the best time to attend (time of day/day of week – whether there are access conflicts such as schools nearby), where and how to park and gain access, which tools and cleaning substances are required to suit the floor type and other structural elements. Knowing which day critical activities take place (e.g. bin collections, grounds maintenance, etc) enables our team to provide a clean which will last.

Sheltered Accommodation Sites

Have many similar aspects to general needs common ways cleaning, but with the addition of communal facilities for use by their residents. BlueFrog will perform initial and regular site visits to fully understand the critical areas requiring attention; communal lounges, washrooms, kitchens, laundry facilities, personal facilities (e.g. hairdressing) and guest rooms. Every site has its unique requirements requiring a close attention to detail to ensure our cleaning meets the needs of the location. We learn which days the lounge is most used, whether it is used for wider community needs (e.g. polling station), when is the busiest laundry cycle. Most importantly for these locations, is having a team which shows compassion and engagement with the residents. Some locations may be housing retired people, sometimes vulnerable people, or those requiring additional care, or even temporarily accommodating those unfortunate enough to be found without a home. We seek to treat everyone with the same level of respect and support with a high level of cleaning effectiveness to help them enjoy their daily lives a little better.

Void Property Cleans

Also known as 'Post Tenancy Cleaning' – requires a bold service approach to deal with usually messy vacated properties. Invariably, the departing tenant leaves the accommodation in a poor state requiring a deep clean approach to return the location to be suitable for the next tenant. This is usually required in a short time frame as most locations have a bulging housing list of people waiting for their next home. Our approach is to provide a rapid clean by well trained and conscientious operatives using a range of cleaning tools, equipment and materials. Our ability to deal with dirty locations, often where mould is present, and in particular to restore kitchens and bathrooms to a ready to let/buy condition is second to none. Our deployment can often save councils time and money in enabling the next resident to occupy the location.

Specialist Tenancy Cleans

These are above and beyond the void property cleans. This is when the property has some residual areas of concern through mite infestations, different levels and types of excrement as well as potential sharp sweeps through left over items of clothing and furniture. Our risk assessed approach ensures a painstaking thorough exploration of all items to confirm there are no sharps or other undesirable elements hidden in the property. Our experience in dealing with often misused and poorly looked after situations means we can confidently return them to councils for the next stages in reletting the property (usually after some repairs and redecorations).
